WHAT we DO

We are here because we love what we do. We have been in design and construction since 1979 when we did an "A" frame house in the mountains. We've been doing this together and have experienced many ways to work with different materials and process. We think it best to work with what is readily available that would bring in function and living style together.

We want to organize architectural design and building construction in a structured way to minimize the costs of making and unmaking decisions which it entails. It is good to know your options and pros and cons of living spaces, materials, structure, light and air before we begin the process of designing and building. Achieving what was intended can define quality

Design

We create design for buildings and homes. 

We begin by sharing life according to likes and dislikes. We simply ask a basic question of what is being envisioned and followed with the next question, 'what do you need?'. Unless we can get those two answers to live together we couldn't begin.

Structural Integrity


We provide for the structural design.

They say that an architects dream is an engineer's nightmare. However, we don't sleep so we work those two disciplines together. As soon as the design has been finalized, we go ahead and do the structural analysis.

Costing

We estimate and set up a Bill of Materials List.

We get biblical! You have to count the cost before you build. Initially, we will sound off the cost during the design stage on a per square meter basis accordingly to the kind of finishes that is required. The Bill of Materials follows which itemize all the elements needed and shall be a basis of our budgeting for the project.

Permits

We process all the permits necessary.

We begin by placing together all the documents required for securing permits. We work closely with the governing bodies for buildings, electrical facilities, water, envirionmental certificates, fire safety, occupancy permits, and final connections.

Contracting

We agree on the costs and fees and may sign an agreement or a conforme to begin construction.

We shy away from the normal contractor/owner arrangement. We work more on a building construction management arrangement together with architectural supervision. We base our costs on the agreed costing and we charge a fee in proportion of the total costs of the building. Our fees are incorporated on the weekly disbursements and is in proportion to the amount of work accomplished.

Accounting

We account all costs and setup a reporting system.

It is of prime importance to us that all costs shall be accounted for and reported regularly on a weekly basis. We track these with an accounting software that categorizes expenses and reports on budget and cash outflow.

Maintenance

We stay around to fix up things.

No building project is a perfect project. There will be things that needs to be right after completion. In addition, normally, the owners like to add more things here and there that they did not think about until they finally are living in it. A building structure is a living structure because we have placed organic materials in it and it breathes life. Exposure to the elements and time moves things around. We want to make sure we are available to fix things up, since we know more about the structure than anyone else.
